What's the Commute from Nutley NJ to NYC Really Like?

If you're looking at homes in Nutley and you work in Manhattan, the commute question is probably the first thing on your mind. We hear it from almost every NYC buyer we work with.

We live in Nutley ourselves, so we're not giving you the polished marketing version. Here's what the commute actually looks like — from people who do it.

The Short Answer: About 40 Minutes, Door to Door

That number surprises most people. You can leave your front door in Nutley and be standing in Port Authority Bus Terminal in about 40 minutes. For most folks coming in from Queens or Brooklyn, that's not significantly different from what they're already doing — and in many cases, it's shorter.

The biggest misconception we hear from NYC buyers is based on the horror stories online: three-hour traffic jams, trains that never run on time, nightmare commutes. The reality is that once you get into a rhythm of knowing what times to leave, the commute is pretty predictable. Like any commute, there are good days and bad days — but it's nowhere near the worst-case scenario most people imagine.

Option 1: The Express Bus (Our Go-To)

If you ask us personally, we'll tell you: take the express bus.

The NJ Transit express bus picks up right in front of the Barnes & Noble on Route 3. It's the last stop before you go straight into Manhattan — which means you're not making a dozen stops along the way. You hop on, grab a seat, and it's about a 30-minute ride, bus stop to bus stop.

For people who like to ease into their morning, this is hard to beat. Pop on, close your eyes if you want, and you'll wake up in Manhattan. It ends up being the most direct experience available from Nutley.

Option 2: The Train via Nutley's Jitney Service

Nutley doesn't have its own train station, but the town runs a Jitney service that drops you off at the Delawanna train station. From there, you can take NJ Transit right into Hoboken, or switch at Secaucus Junction if you're heading to New York Penn Station or beyond.

This is a great option for people whose offices are on the west side of Manhattan near Hoboken ferry connections, or for anyone who prefers rail over bus.

Option 3: Driving to PATH (Best for Downtown)

If your office is in Lower Manhattan or the Financial District, the bus-to-Midtown route might not make as much sense. We know plenty of people who drive over to Newark Penn Station or Harrison, hop on the PATH train, and find that to be the fastest option for getting downtown.

It's one of the advantages of Nutley's location — you're close enough to multiple transit hubs that you can pick the route that actually fits where you need to end up. As we covered in our recent market update, more buyers are discovering North Jersey towns like Nutley precisely because of this kind of flexibility.

The Date Night Hack

Here's one we love: when Kathryn and I want a night out in the city — dinner, a Broadway show, whatever — we'll drive our car into the Port Authority Bus Terminal and park on the upper level. You walk right out into Midtown, enjoy the city on foot, and when the night's over, you head back to the terminal, go down a ramp, and it puts you straight into the Lincoln Tunnel. You never have to deal with Manhattan traffic. It's our favorite way to do a city night without the stress.

How Nutley Compares to What You're Doing Now

Here's something most NYC buyers don't think about: geographically, Queens or Brooklyn to Manhattan isn't very different from what the trip looks like from New Jersey. The distance is comparable. The difference is that in New York, you're either dealing with significantly more traffic inside the city or you're on the subway, shoulder to shoulder with everyone else.

We've commuted both ways — from within New York and from New Jersey to New York — and honestly, we prefer the Jersey one. It's more comfortable, more predictable, and you get a seat. Many of our clients who've made the move feel the same way — something we hear echoed in the conversations around the advantages repeat buyers have right now.

Where in Nutley Matters for Commuters

Not every part of town has the same commute experience. The northern section of Nutley — specifically the Yantacaw area — is closest to the New York transit options. If you live up there, you can walk to your commute rather than drive to it. That's a real quality-of-life difference.

If you're in the southern part of town, you'd more likely drive over to the Clifton Commons area to catch the bus. Still works great, but having the option to walk to transit definitely gives the northern neighborhoods an edge for commuters.

What About Montclair and Glen Ridge?

Buyers often ask us how Nutley stacks up against Montclair or Glen Ridge for commuting. The honest answer: Nutley is a bit shorter and gives you more options.

Montclair and Glen Ridge primarily use the train, but the Montclair line has at least four stops in town, which means you're looking at around a 50-minute ride into Penn Station. Nutley's commute runs a little shorter than that, and you've got more optionality — bus, train, PATH, driving. If one mode is having issues on a given day, you have alternatives. That flexibility is something a lot of people don't think about until they need it.

And then there's the price difference. Nutley's median sale price sits around $620,000 right now, while Montclair and Glen Ridge will typically run $200,000 to $300,000 more for a comparable home. You get a slightly better commute and a significantly lower price point.

A Pro Tip: Check the Weather Before You Leave

This is something we learned from doing it: the bus is generally a little faster on a normal day, but the train is less variable. When the weather turns bad — rain, snow, anything that slows drivers down — bus traffic takes longer. We often check the weather before heading out and switch to the train on inclement days. Two Stories That Put It in Perspective

One of our buyers ended up purchasing a home a little further out with an hour-plus train ride each way. You'd think that would be rough, but they're a manager — they get all their individual work done on the train, go to the office for their people-management responsibilities, and finish up individual work on the ride home. They genuinely see the commute as a benefit to their productivity. The train became their quiet, focused work time.

Another buyer landed in Monmouth County. Their commute duration didn't change at all compared to what they were doing in the city. But instead of a packed subway, they now take a ferry ride into Manhattan every morning. Same time, completely different experience.

The Honest Downside

We wouldn't be doing our job if we didn't give you the real talk: commuting can wear on you over time. It's not technically work, but it's still time away from your family. We generally advise our buyers to keep their NYC commute under an hour. Once you cross that line, it starts to feel like it's elongating your entire workday, and that's a psychological weight that builds up.

That's exactly why we think Nutley hits the sweet spot. At 40 minutes door-to-door, you're well under that threshold — close enough to get to the city easily, far enough out to actually enjoy the reason you moved to the suburbs in the first place.

Nutley gives you a roughly 40-minute commute to Midtown Manhattan, multiple transit options depending on where you need to go, and a home price that makes a lot more sense than Montclair or Glen Ridge. For NYC buyers who want more space, a real neighborhood, and a commute that doesn't eat your life — it's one of the best-kept secrets in North Jersey.
