Why Manhattan Buyers Keep Landing in Your Backyard

Manhattan's median home sale price has crossed $1.3 million, and the arithmetic for buyers who still need to be within an hour of Midtown is getting harder to ignore. At the same time, Redfin designated the Northern New Jersey / New York City metro corridor as the nation's single hottest housing market heading into 2026 — a projection grounded not in sentiment but in commuter math, hybrid work patterns, and a value arbitrage that grows more compelling every quarter. The ripple runs across the full suburban band: Bergen, Essex, Morris, Union, and Monmouth Counties are all absorbing households that have done the math and decided that what $1.5 million buys on this side of the Hudson is simply not comparable to what it buys on the other. Meanwhile, the 30-year fixed rate sits at 6.41% as of this week, down from the spike to 6.57% that rattled markets at the end of March and meaningfully below where it was a year ago at this time, when it averaged 6.62%. The rate environment is not easy, but it is stabilizing — and for buyers shopping above $1.5 million, the calculus is increasingly about what you can own here versus what you cannot afford there.


Why It Matters

The math that drives this migration is simple and durable. A buyer spending $1.5 million in Northern New Jersey is typically acquiring a four- or five-bedroom single-family home on a private lot, in a top-tier school district, with a garage, outdoor space, and a commute to Midtown that clocks in at 35 to 55 minutes by train. That same dollar in Manhattan buys roughly 850 to 1,000 square feet in a building with a monthly maintenance fee. For the professional household that has absorbed two or three years of hybrid schedules and now faces a partial return to the office, this is not a close call — it is a fundamental reassessment of what home ownership is supposed to deliver. What has changed in 2026 is that more of those households are acting on the reassessment rather than deferring it. Those buyers spread themselves across the map — some want the town-center energy of Montclair or Summit, some want the lot size and quiet of Franklin Lakes or Morris Township, some want the Shore access that Monmouth County delivers without surrendering a functional commute. The geography of the search is wide. The underlying motivation is identical.

Inventory across the region remains tight at roughly three months of supply, which means buyers who enter the market with conviction are still competing. The luxury tier above $1.5 million is not immune to sentiment shifts, but it is insulated from rate sensitivity in ways the middle of the market is not. These are buyers writing larger down payments and in many cases coming to the transaction with equity extracted from a Manhattan co-op or a suburban home they have already outgrown. They are not waiting for rates to hit five percent. They are looking for the right house.


On the Ground in Northern NJ

The inflow is not evenly distributed, and in the counties I work every week, the picture is specific. In Bergen County alone, there were 186 closed transactions at or above $1.5 million across just three towns — Tenafly, Franklin Lakes, and Upper Saddle River — in all of 2025. Through the first quarter of 2026, those same three towns have already recorded 45 closings at that price point, with 15.6% of those buyers arriving from New York state. That is not a rounding error. Nearly one in six buyers completing a transaction above $1.5 million in Bergen’s premium towns came directly from across the Hudson. The homes that sold traded at an average of 98.8% of list price, meaning sellers are not capitulating — they are transacting on their own terms with qualified buyers who know what they want.

Days on market has lengthened somewhat compared to last year, running around 64 days on closed sales versus 50 days in 2025. That is not a warning sign at this price point — it reflects the March rate volatility that pushed the 30-year above 6.5% before pulling back to 6.41% this week, and it reflects a buyer who is deliberate rather than panicked. The towns leading closed volume this year — Tenafly at 19 sales, Franklin Lakes at 14, Upper Saddle River at 12 — are not towns where buyers settle. They are towns where buyers land after deciding exactly what they are looking for. What I see on the ground week to week confirms it: the buyers arriving in this tier have usually already sold or are under contract in New York. They know the market. When the right property appears, it moves.

Northern New Jersey is not benefiting from a trend. It is the destination of a structural shift in where affluent professionals have decided to live, and that shift has years of runway left. The buyers arriving in the $1.5 million and above segment are not rate-sensitive gamblers hoping for a correction — they are households making a long-term quality-of-life decision with serious equity behind them.
