What I’m watching

Two towns, one train, and almost no room to negotiate right now.

Montclair is the deep end of the pool — 38 of 45 July closings sold over ask, spread across a big, varied housing stock that still can’t keep up with buyers riding the direct line into Manhattan.

Glen Ridge is smaller and tighter still. Every single home that closed in July went over asking — 11 for 11. A town of gaslit streets and a hard cap on new inventory doesn’t leave sellers much reason to negotiate.

Both towns are pricing on today’s numbers. The next thing pricing on 2018’s numbers is Montclair’s tax assessment — and that changes by 2028.

If you own here, the reval is the variable actually worth planning around. It doesn’t change what your home is worth — it changes what you’re taxed on. Worth understanding before the letter shows up, not after.

Weekday direct rail into Manhattan

NJ Transit’s Montclair-Boonton line runs direct into Hoboken and Midtown on weekdays; Glen Ridge shares the same line one stop over. Weekend service is reduced and can require a transfer — check the current schedule before you assume a weekend one-seat ride.

Montclair mixes eclectic Victorians, Craftsman bungalows, and newer construction across dozens of distinct neighborhoods. Glen Ridge is a compact, architecturally protected historic district — gaslit streets, few teardowns.

Montclair’s Bloomfield Avenue corridor is one of North Jersey’s real arts-and-dining strips. Glen Ridge keeps it small — a walkable Ridgewood Avenue village center built around the train station.
