The Caldwells, by the numbers.

Suburban move-up territory — bigger lots, quieter streets, and a walkable Caldwell downtown, all still inside the belt.

What I’m watching

The Caldwells are the quiet rung on the ladder — less competition for attention, not less demand.

This is where a Montclair or Glen Ridge buyer lands when they want the same commute-belt access with more land and less bidding-war noise. Inventory here doesn’t move as fast publicly, but it moves — recent closings have ranged well north of $1.2M.

No filmed Tape for the Caldwells yet, which means no manufactured urgency either. What I can tell you today is the real range homes have been closing in, and how that compares to what you’re considering.

A quieter market still has a real number. It just takes pulling the actual closed comps instead of trusting a headline.

Living in the Caldwells

Commute

Highway-first, via Route 280

No direct passenger rail in the Caldwells — the commute runs by car or NJ Transit bus to the Montclair-Boonton line one town over. Route 280 puts Newark and the Lincoln Tunnel corridor within easy reach.

Housing stock

Larger lots, split-levels & colonials

More post-war split-levels and colonials on bigger lots than the denser towns closer to the train — the trade-off buyers are usually making on purpose.

Downtown

Walkable Bloomfield Ave in Caldwell

Caldwell proper keeps a small, walkable downtown along Bloomfield Avenue; North and West Caldwell lean more residential and quiet.

Childcare

Worth checking before you commit

Redfin started showing daycare and preschool options on every listing in August 2026 (via a new partnership with Winnie) — recognition that housing and childcare together can eat over half a family’s income in expensive markets nationally. I don’t have a verified Caldwells childcare directory built yet, so the honest move is the same one I’d take with pricing: check real, current options at Winnie or NJ’s state-licensed provider search before you commit to a block.
